The now-convicted former Oakland Fire Protection District Trustee Kyley Willison has placed his home for sale as shown on Zillo with an asking price of $395,000.00. The estimated sales range listed on Zillo is $271,000 – $424,000, with a “Zestimate” of $347,400.00.
According to the property tax records in Coles County, Willison purchased the home in 2016 for $105,000.00
The assessed figures indicate $56,357.00, $15,165 for the lot and only $41,192.00 for the actual dwelling. Subtract the owner occupied $6,000.00 deduction and the taxable value is $50,357.00 as indicated on the county GIS tax information at this link.
The $56,357.00 assessed figure is supposed to represent 1/3 of the actual value of the property, which, if accurate, would indicate the home value at approximately $169,000.00
One can only wonder how an assessed value of $56,357.00 is accurate considering the current asking price. Considering the Willisons ran a real estate business, one would think they would know the market values, which is why we question the assessed value and not the asking price.
According to the Illinois Department of Financial & Professional Regulations, Kyley Willison is a Licensed Real Estate Managing Broker (#471002671). His license for being a Real Estate Broker (#475117758) and Real Estate Salesperson (# 476000497) was cancelled in 2012 and 2009. A different Real Estate Broker license (#475154622), expired in 2022, and it was not renewed.
We note the assessment records indicate 3,955 sq feet for the dwelling, yet the for sale listing indicates 4,255 sq. ft. It appears either the assessor has missed the mark on square footage or the seller is exaggerating the square footage in the listing. The sale listing indicates. “Nestled on almost 7 picturesque acres“, however, the property card indicates only 2.09 acres.
It may be possible that the beautiful granite countertops and double basin sink in the kitchen that the taxpayers of the Oakland Fire Protection District paid for, helped to increase the value…….(pictured here, captured from search warrant video).
We requested assessment records for the property from his mother, Shirley Willison, who is the East Oakland-Morgan Township Assessor. From an ethical standpoint, and possibly within assessment rules, his mother should not be involved in an assessment of a relative’s property, nor her own. We are working on determining who did the actual assessments. We will update with a new article when those records are provided.
